How much is the security deposit?
The security deposit is based on the application and analyzed on a four tier system. The first tier is a single deposit (one month's rent), the second tier is a double deposit (two month's rent) OR a co-signer, the third tier is a double deposit AND a co-signer, and the fourth tier is denied.
How do I apply for tenancy?
You can download the application from our website, fill it out online, or you can pick one up at our office. There is a $25 processing fee. We do reserve the right to deny applications.
How do I add a roommate?
The roommate needs to apply and get approved. Then ALL tenants in the apartment need to come to our office and fill out an "Add a Roommate" form and sign a new lease.
How do I drop a roommate?
You have to come to our office and fill out a "Drop Of Roommate" from. We do not allow you to take the form with you. ALL tenants do not have to come in at the same time, but it needs to be signed by all tenants.
Does SouthGate spray for pests?
Yes, we have 2 pest control companies contracted to spray our units. If you notice pests in your apartment please call our office and we will have them come spray your unit.
How do I sublease?
There is a $300 sublet fee per your lease, fill out the sublet form and return it to our offfice with the $300. We will advertise it on an in-house flyer and post it on our website. You are responsible for any other advertising, i.e. Press Citizen. You are also responsible for showing your unit. The potential new tenant needs to fill out an application and be approved.
